After developing more than 15 professional office projects in the California Central Valley under the name “Meridian Professional Center”, Meridian had established a positive track record for its work in the area. Meridian’s design and construction team had created a proven single-story product that had been very well-received in this particular market. This encouraged Meridian to seek out the opportunity to develop its next Professional Center in the thriving city of Manteca, California, across the street from Dominican Hospital (subsequently taken over by Kaiser). Meridian purchased a 5.07-acre parcel of vacant land located at the southwest corner of Yosemite Avenue and Winters Drive, an excellent site location along the major arterial road feeding medical service and retail centers and adjacent to residential neighborhoods, which were all developing toward the west, where this project was located. With the flexibility to offer the product for lease or for sale, Meridian developed a 56,000 square foot professional office complex made up of seven single-story buildings with unit sizes ranging from 1,200 square feet to whole buildings. Meridian used an attractive design that was a level of quality above other products in the area. The project was completed on time and on budget and successfully contributed to the growth of Meridian’s office complex portfolio in Northern California. The project is home to two DaVita Dialysis clinics, Zeiter Eye Clinic, as well as other medical providers such as an oral surgeon and an orthodontist.
